02Why one hasn't reflected yet

The AED 72 million sale is already visible on Dubai Land Department's public records — that number can be independently verified by anyone. The AED 47.6 million sale is one we know happened directly, through our own brokerage, but it hasn't appeared on DLD yet. That's normal: once a sale closes, the SPA (Sale and Purchase Agreement) and Oqood registration process typically takes a few days to catch up in the system, particularly for high-value transactions. This post will be updated once it reflects publicly.

What this signals

Both sales sit well above The Oasis's entry pricing band (from roughly AED 8.5M), pointing to genuine top-end demand at the community's upper tiers this month — alongside broader transaction activity that a single monthly pulse, once enough data has accumulated, will give a fuller picture of.
